Selling a house is very stressful and emotional. We were newbies with the process and what needs to be done is daunting. The Dave Walter team guided us through the experience whole and intact. The Dave Walter team, composed of Dave, Jenny, and Talia, was terrific. We listed our home 2 weeks after the Amgen layoffs were announced and selling a house in Dos Vientos in two months, which is what they did, was no small feat. To start with, They referred us to a contractor to fix up some of the stuff that needed fixing. They set up window cleaning(which had never been washed in 13 years), carpet cleaning, whole house cleaning, professional photography for the fliers, and all internet advertising. They hired a painter for touch up painting that was needed. Once our house was ready to show, the team had an open house every weekend for 5-6 consecutive weeks. We did have to lower the price, but this sage advice resulted in getting multiple offers. Once the house went into escrow, the team helped clear up contingencies and promptly forwarded us the mountain of paperwork via the online service docusign which I believe allowed us to close on time.

If you are looking for a house in the Thousand Oaks area, my wife and I can not recommend Talia Miravet of the Dave Walters Team more highly as a buyer's agent. While living several hundred miles away, we decided to move to the Thousand Oaks area. When we started our house hunt, I would check out the internet for open houses, then make the long drive up on week ends to check them out. That got old very fast. Frequently, seeing the houses in real life revealed concerns which were not clear from the internet descriptions. Even then, a couple of times when I was interested, I could sense that I was being “hustled” by the sellers’ agents, which made me very uncomfortable. When we met Ms. Miravet, and she showed us a few houses, she actually listened to our concerns. She did not have us make long drives to look at a laundry list of houses on a wild goose chase. She would screen the new listings to see if they met our criteria. Sometimes she would call and tell us that there was nothing new and worthwhile to look at, not worth the long drive. We really appreciated that. Once, we got excited about a house and almost made an offer, but she suggested we keep looking. In retrospect, she was right. She saved us from “buyer’s remorse.” We really appreciated that too. Over the next few months when we drove up five or six times and did not make an offer, she was very patient with us. She appreciated that buying a house is a major life decision. We truly believe that she put our long term concerns over any desire to make a quick commission (which we sensed with other agents). Eventually, we found our “dream” house. She helped us through negotiations, the mountains of paperwork, and the entire escrow process. We moved in and have been happy ever since!
